I don't like the Maia theory as much as the failed experiment one, this looks far more beastly and more animalistic than even the Balrog in Moria. Excuse me if I'm wrong, it's been awhile since last I read any LotR material, but what Ungoliant, were her origins ever established? Because maybe the Watcher is like Shelob, the descendant of something that came up similarly to Ungoliant, though not as powerful.

Perhaps a lesser Maiar, like The Hröa (Boldog) but trapped in a certain form

Maybe a lesser Maiar like a Hröa, but I doubt it. I believe it is simply one of the foul creatures Morgoth made
